BUILDING COMPLEX "Le Coste"

TROGHI. This beautiful property is situated on the hills of Florence, 10 km. southeast of the city, along the provincial road that leads from Bagno a Ripoli to Incisa Valdarno.
The property consists of three buildings, all deruralized and intended for residential use, a natural spring, an artesian well for the supply of drinking water and irrigation, a swimming pool, all included in an agricultural land of about 4 ha.
The first building, renovated in 2006, consists of three apartments with independent access, each with exclusive garden, panoramic terrace, independent LPG heating, air conditioning, satellite TV, internet connection, laundry and secure parking. Currently, the three apartments are leased with short leases.
The second building is of ancient plant, perhaps a Lombard watchtower, transformed, expanded and reused in various ways in the following centuries and finally used as a farmhouse. In 2003 it was completely renovated in the rough in the two main floors above ground, with the renovation and consolidation, according to current technical regulations, of the floors and the wooden roof and with the recovery of the stone walls on the four sides.
On the ground floor/ basement of the building, was built the fourth independent apartment, completely renovated and furnished, currently available for the administration of the property.
The third building is an old barn with a hut cover, also placed in a dominant position, consisting of a single floor with a rectangular plan. The building is to be restored but has been robbed and can be used as a dwelling.
POOL
The property includes a swimming pool of size of 10.00 meters by 5.00 meters and depth of 1.50 meters built of reinforced concrete and stone edge pavements. The relative fenced area has an area of about 700 square meters with lawn and automated irrigation system.
The pool falls under the classification of "Swimming pool condominium" referred to in art.3 point 1 letter b) of the regional law 09.03.2006 n.8 and subsequent implementing regulations and is in compliance with the sanitary hygiene requirements provided by law.
