The Montioni property is located on the Florentine Chianti hills, surrounded by olive groves and vineyards, facing the Arno valley and the Pratomagno mountains.
The construction of the oldest unit, consisting of a pollarded tower , dates back to the early 12th century by an emerging local family, the "da Montioni", vassals of the powerful Conti Guidi. The still existing tower of the XII century, to which further extensions were added, was made in the medieval age. The last interventions date back to the late Middle Ages when the property was purchased by the noble Serristori family.
Until 1930 the house was always used as a stately home. Since then it was only a farmhouse until the end of the 60's when it was bought by the family of the current owner who in recent years has provided for the restoration and recovery of the entire structure.
The complex is made up of 3 free-standing but connectable buildings.
The property is accessed from a driveway with tall cypresses that leads to an open space with an extraordinary view of the surrounding hills.
A large loggia leads to the main unit which is spread over two levels. On the first level we find a large entrance/living room with a large fireplace. On the left there is another living room with fireplace and balcony, the kitchen with large hood and the exit French door to the rear garden. The entrance leads to a cloakroom with toilet service and to the connection to the apartment called "frantoio".
On the right of the entrance/living room, we find a study/bedroom with bathroom and stairs, partly open, which lead to the upper floor where there are a bathroom and three bedrooms, one of which is currently used as a study.
The "frantoio" apartment, so called because it still retains an authentic millstone probably dating back to the late Middle Ages, has independent access, a kitchen with living room, hallway, bathroom, one bedroom, wardrobe and technical room.
The "tower", in white stone, with its medieval charm, is spread over three levels. The ground floor is accessed through a French window where there are two large rooms, the living kitchen and a bathroom.
The first and second floors, connected to each other and with access from an exposed staircase, are made up of two large rooms with a bathroom on the second floor and with windows offering a breathtaking view.
The property includes a garage, an annex of 25 sq.mt. and 2 hectares of Olive grove.
There is also a well 90 meters deep, a 3.8 kWh photovoltaic system, heating with a 60,000-calorie wood-burning boiler, plus 6.000 - liters diesel tank.
The tower is equipped with pellet stoves.
Montioni is 18 km from Florence, 15 km from the A1 motorway, 30 km from Florence airport and 18 km from the Ugolino golf course.
